This is an exciting role within the expanding defects team in the London region, Development and Sales Division. You will be responsible for diagnosing complex latent/patent defects and ensuring they are undertaken efficiently and effectively, for assisting in determining liability for the remediation of identified latent defects, managing the relationships with consultants, employers’ agents, contractors, in-house legal department and most importantly our customers. You will be responsible for ensuring the quality of latent defects remediation works, with a focus on function, building form and building construction.  

It is essential that you have extensive on-site experience with working knowledge of NHBC standards.

 

The ideal candidate will be a first-class communicator with strong negotiation skills, experience of dealing face to face with customers dealing with issues they raise and ensuring they fully understand the solutions available. You will be able to liaise effectively with principle contractors, specialist sub-contractors, residents, and our own technical and housing management staff. You will have an investigative and analytical mind and have perseverance to follow an issue through to a mutually satisfactory conclusion. 

 

You will work closely with the Property Managers, Asset Management and Maintenance Surveyors, together with the Aftercare Team to ensure that L&Q achieve 100% customer satisfaction with the remedial works undertaken. You will make a real difference providing an effective, efficient and responsive latent defects process to support L&Q’s corporate objective of achieving Customer Satisfaction Excellence. 

 

You will have knowledge in the construction of new buildings, on large scale estates and regeneration schemes incorporating sustainable construction elements. You will require the experience and knowledge to review the progress of all elements of contracts (JCT) with contractor’s design responsibility. You will need to have an ability to identify and resolve multiple issues to ensure the highest level of contract compliance. You will require knowledge and experience of both customer and user requirements and have the skills and experience to meet both stakeholder and resident satisfaction. You will need to demonstrate an understanding of building pathology, diagnosing building defects, related current legislation to ensure that quality and value for money is always achieved.  

 

You will need to be computer literate with use of MS systems and be able to input and retrieve data from L&Q’s computer management systems.  Ideally you will possess a relevant qualification or currently be working towards one. This appointment will require a combination of both site and office-based activity.

 

Part of this role will entail meeting customers in their home, which may  require  occasional  evening or Saturday working  You will need a full driving licence and have access to a vehicle on a daily basis as this role requires the post holder to be mobile (travelling to various sites within the M25).
